All fees related to a submission must be made payable to the "Westchester County Clerk". Payment of mortgage tax and transfer tax must be made by ACH transfer, certified check, bank check, attorney escrow check or by check from an entity on our guaranteed vendor list. Payment of all other fees up to $500.00 may be made by ACH transfer, cash, check, money order or credit card. We accept payment of fees by Visa, MasterCard, American Express or Discover, but taxes must be paid using ACH, cash, check or money order. NYS Transfer Tax
For the most current tax information please visit the NYS Department of Taxation and Finance website. If the consideration for the property is greater than $500.00, New York State Transfer Tax in the amount of $2.00 for each $500.00 of consideration or fraction thereof is due. Consideration must be rounded up to the nearest $500.00. For example, if the purchase price for a home is $404,501.00, the tax due is $1,620.00 and must be paid at the time the deed is presented for recording. NYS Mansion Tax
Mansion Tax is imposed on each conveyance of residential real property when the consideration for the entire conveyance is one million dollars or more and the premises is being used in whole or in part as a one, two or three family house, or a condomimium. The tax rate is one percent of the consideration.
NYS Mortgage TAX (effective June 1, 2005)
For the most current tax information please visit the NYS Department of Taxation and Finance website. Mortgage tax can be computed by calculating 1.3% of the mortgage amount less $30.00 for one or two family dwellings when indicated in the mortgage. For Yonkers properties, mortgage tax can be computed by calculating 1.8% of the mortgage amount less $30.00 for one or two family dwellings when indicated in the mortgage. For mortgages of $10,000 or less on one or two family dwellings, the tax rate is 1% except in Yonkers where the tax rate is 1.5%. In calculating the tax, amounts of $50.00 or below can be rounded down to the lower hundred and amounts of $50.01 should be rounded up to the next hundred.
